Things generally calm down a bit after large events and prior to the Spring selling season really kicking off, and that’s what seems to be happening this year. Last week, the market forged forward, steadily. For buyers, often this can be a good time to pick up a new home, before things get more competitive.
There were 4 closed transactions in Carmel last week, most in the prime areas. An ocean view 2 bedroom home in the Carmel Point area on Bay View traded for $3.685M. Also some other action on Carmel Point, in addition to the Golden Rectangle and the Hatton Fields area. Solid movement last week with a total of 9 new sales, again many of which were in the prime areas. A newer Chris Tescher built home on the Point sold on Bay View Ave with some nice ocean views at an asking of $3.5M. Another beautifully remodeled home sold on River Park Place on Carmel Point from an asking of $2.15M.
Pebble Beach had 2 closed sales last week; one on Los Altos Drive with some views for $1.55M, and another by Highway 68. There were 3 new sales, all in the Country Club area, the best of which was on San Carlos Road and overlooking the 2nd hole of the MPCC golf course from an asking of $1.495M.
Things are popping in Pebble Beach and Carmel real estate. Will be interesting to see if the Spring brings with it a run on the market as it did last year.
Cheers,
Ryan
